A STANDALONE NOVEL that does NOT need to be read in conjunction with any other book.

From New York Times bestselling author, Penelope Ward, comes a friends-to-lovers story with sexy new characters.

After getting dumped, the last thing I needed was to move next door to someone who reminded me of my ex-boyfriend, Elec.

Damien was a hotter version of my ex.

The neighbor I’d dubbed “Angry Artist” also had two massive dogs that kept me up with their barking.

He wanted nothing to do with me. Or so I thought until one night I heard laughter coming through an apparent hole in my bedroom wall.

Damien had been listening to all of my phone sessions with my therapist.

The sexy artist next door now knew all of my deepest secrets and insecurities.

We got to talking.

He set me straight with tips to get over my breakup.

He became a good friend, but Damien made it clear that he couldn’t be anything more.

Problem was, I was falling hard for him anyway. And as much as he pushed me away, I knew he felt the same…because his heartbeat didn’t lie.

I thought my heart had been broken by Elec, but it was alive and beating harder than ever for Damien.

I just hoped he wouldn’t shatter it for good.

First and foremost I want to confirm this is a standalone book. The heroine is a character from another Penelope Ward book, however, you do not have to read that book at all. Though I have to say that other book is currently my favorite Penelope Ward book. Just saying.

In Neighbor Dearest, we meet Chelsea Jameson, who recently had her heart broken very unexpectedly by a man she thought was the one. Everything seemed perfect, until it wasn’t. Now she is trying to move forward, even as she is trying to understand what went wrong. Troubled with insecurities, she is finding it very difficult to trust a man again.

Deciding she needs a fresh start, Chelsea moves to a new apartment to start the process of moving forward. Though she loves her new place, the “angry artist” neighbor is the last thing she needs. And when she discovers he has been listening to her phone sessions with her therapist, she is beyond embarrassed and angry.

Damian Hennessy, the angry artist, is living life as he wants and answers to no one. Especially his crazy new neighbor. He does not want to get close to anyone, much less have a relationship.

Through some crazy mishaps, Damian and Chelsea develop a friendship, however, the more she gets to know him, the more she wants with him. Damian quickly explains he is in no position to be in a relationship, ever. All he can offer her is friendship. And so he begins to help her move on from her ex and enter the dating world. But all Chelsea wants is Damian and his Double Ds.

I enjoyed this story. It was very entertaining to see Damian and Chelsea become unlikely friends. They enjoy spending time together and he makes her see what happened with her ex was not something she did wrong. And even as he helps her move forward, you start to see his actions defy his words.

But the closer they get, the more Damian pushes her away. But will he eventually push her too far? This friends to lover story shows how two people can find each other when they least expect it, but somehow was just what you needed.

This was a great friends-to-lover story. The interactions between Chelsea and Damian were great, even when they first met and did not like each other.

A little side note. I have to say I was a bit concerned how Penelope would handle Chelsea’s break-up, because, I love Elec. But it was actually handled really well.

I give Neighbor Dearest by Penelope Ward 4 stars!
